
The Home Selling Process
Your home is a special place. Whether you raised your family in your home, hosted holiday parties, or simply created memories that can never be replaced- it's time for your home to be that place for someone else. Your main priority now, should be getting the maximum profit on your home in the shortest amount of time, with the most amount of ease.
Selling your home is not a small task or one that I take lightly- together we will come up with a marketing plan, a timeline, an in-depth look at the current market, and most important, the net sales you want to walk away with it when we close on your home.
Mortgage rates fluctuate, inventory shifts, and the economy changes. These heavily affect the state of the market which means that selling or buying a home today, is much different than even a year prior or a year in the future. As a full-time Realtor, I spend time each and every day analyzing the market trends, and prices in your area and across the state of Michigan.
Pricing your home is key. While I love my clients and have their best interest at the top of everything that I do, I am here to net you the most money for your home. If I could list your home $100,000 over market value and sell it, I would in a heartbeat, but in a world of agents who are too afraid to be honest about the price of your home, I am not them. You do not want to end up on the expired home listings page. Your best bet is to find a price that is not too low, but aggressive enough to be the desirable option for many buyers in your area- that's what I'm here for.
You're hiring a Realtor for a reason. If you plan on paying someone for their professional opinion and skillset, it may be in your best interest to follow their lead. This is our livelihood, our passion, and we are the experts for a reason!
Now it's time to get your home prepped and ready for buyers. When a buyer walks in to view your home, they're already interested enough to be there. During this first impression, it's important that buyer's can envision themselves in this home. In order to prepare, it's crucial to de-clutter, up your curb-appeal game, and make any improvements you're willing to so that buyer's get the best version of your home possible.
You already love your home, make them love it too.
In today's world, almost everyone is looking for homes online. Social media marketing and online presence of your home's listing is everything. Luckily, social media is my specialty. Your home will be listed on hundreds of real estate sites where active buyers are searching, ads will be created and paid for to advertise across an immense demographic in our area and those searching for homes in our area. Besides online presence, I also will focus heavily on the old tried and true forms of marketing. Between door-knocking, open houses, and traditional marketing measures, everyone will know your home is on the market with all the necessary details to show them why it's the right choice in their home search.
Now that marketing is implemented, open houses are held, and multiple buyers have seen your home- we have an offer (or likely, multiple!). Time for negotiating. Together we will go over the offers and the many contingencies that may come, and we pick which one is right for you. This might be a shock, but we might not choose the highest offer because we will choose the BEST offer. This means we are going to choose the offer with the highest chance of closing along with the highest price. We can talk more about this when we meet to help you understand the complexities that offers can entail and how they can benefit you financially and in other ways as well such as occupancy, appraisal guarantees, inspection contingencies, and many more!
Inspections are where many transactions can hit a wall. This is a time when buyers have a professional come to your home and look it over from top to bottom to find all repairs that need to be fixed. Luckily, these are usually small items that buyers come prepared to fix themselves. If big issues arise, I will be your advocate in negotiating in order to make both the buyer comfortable and you happy to keep the sale moving forward. Sometimes, some items may be required to be fixed by the seller in order to be up to code, but we will cross that bridge when we get there!
Now it's time to close the sale.
This is the last step in our process unless post-closing occupancy is involved. Closing day is the day where paperwork is signed and you hand the keys over to the new owners of your home. This can be a very emotional day and that's okay. The best part of this day, is you getting your check and knowing you're on your way to a new adventure. With me by your side, we will make this process as smooth and painless as we possibly can and get to the end of that road together.
