Buying a house takes a lot of time and money and I recognize that. There may be unavoidable problems that come up along the way, I'm prepared and dedicated to getting those problems solved, quickly and with the least amount of difficulty.
Prioritize
Before you start attending open houses, make a list of what your must-haves and wants are in the home you're looking for. Look at things like, pricing, neighborhood, school district, home features, and house type to start. Make this list with anyone who will be affecting your home purchase decision in order to make sure you're both on the same page. There's no use looking at a house you can't afford at the moment or one that isn't in the school district you have your heart set on.
Find Your Agent
Your agent is going to be your rock, your foundation, your go-to for questions about homes and about the process. Make sure this person fits with your personality, is positive and upbeat, and is dedicated to being there for you and your best interest (I think I know a gal!).

Choose a Lender
if you are planning on mortgaging your home or investment, we need that magic pre-approval before we start our house hunt. Without it, we aren't going to be sure that everything that lenders need are going to line up with what you are hoping for, so better to be safe than sorry! As a Realtor, I have many recommendations on lenders whom I know, trust, and have worked with before. Lenders are a big deal as they can kill a deal or transaction if mistakes are made, so make sure you're working with someone you can easily communicate with and get answers from in a timely manner.

Start House-Hunting!
Now that you have your list made, let's start shopping! Woohoo! As a Realtor, I have access to an unbelievable amount of resources that give us more information than we could ever dream of one market trends, housing history, tax records, neighborhood statistics, and everything in-between.

Make an Offer
We've seen a few homes, and now we've found THE home. It's time to make an offer. Together we will work together to find a price with conditions that make sense for you and are attractive to the seller of the home. There are many conditions that we can use to our advantage in order to "sweeten" the deal besides paying over asking price. Don't worry, we'll cover all of those extras when we meet at our first home showing or buyer consult!

Inspection & Appraisal
Your offer has been accepted, yay! Now onto inspection and appraisal. You'll want to get a home inspection in order to make sure everything is sound- electrical, foundation, heating & cooling, mold, all the big stuff! Many smaller items will come up on the inspection, try not to let that deter you- paint and flooring are cosmetic and can easily be replaced.
Appraisals will be ordered by your lender in order to make sure the appraised value of the home justifies the loan. Once both these steps are done, we are flying through to the end! If an issue with the appraisal occurs, we'll get it taken care of. No issue is too big over here, we're in this together!

Closing Day
We've made it! Closing day is when all the T's are crossed and I's are dotted. Paperwork is signed, funds are exchanged, and you are now the owner of a new home. If you didn't offer occupancy to the sellers, you'll get the keys on this day as well!

Then we'll all cheer and sing that we've made it through and throw in a little happy dance. (Okay, maybe we won't do that, but I will behind closed doors. What you choose to do, is your own choice.)
